Details of the operation of the proposal are as follows: The proposed development will be located on the southern portion of the site. It is proposed to subdivide the site into two lots in the future; The function of the facility is to batch and distribute concrete. Raw materials used to produce the concrete will be delivered to the site; There will be 25 permanent employees located on site; Hours of operation will normally be 6am to 5pm Monday to Saturdays (including public holidays), however the plant will be operated outside these hours to cater for customer circumstances, if necessary, to allow for plant maintenance, and 24-hour raw material deliveries; It is estimated that development will create on average 68 heavy vehicular movements per day. Access and egress from the site will be via Alumina Road; The applicant has submitted the following technical reports in support of the application: an Environmental Management Plan, Bushfire Management Plan, Traffic Management Plan and Construction Management Plan.
